If you are looking for a new home, or would like to know the value of your current home, www.utahhomesearch.org is a great resource. They specialize in assisting buyers and sellers all over the state of Utah. The website contains ALL listings from ALL Real Estate Agents in the state.
I find it to be even more efficient than utahrealestate.com. Two of the things I enjoy the most about the website are the map views, and the ability the website has to send you updates on price changes the day they happen. You do need to register to take advantage of the websites full capabilities, but you can simply provide fake information if you don't wish to be contacted. A valid email address is necessary to complete registration.

2009 REPC Changes
There have been a lot of changes lately in the real estate community. One major example is that of the Utah Real Estate Purchase Contract (REPC). I've included some screenshots of the changed REPC, but if you'd like to have a look for yourself to see what changes have been made, click here. The changes have been noted in red.

Home Deals in Salt Lake Valley
Strategy: Pick up this property for 170k, and have the seller pay 5k in closing costs. You could flip this bad boy, or choose to live in it.
Strategy: Pick up this property for less than 200k, and have the seller pay 5k in closing costs. I'd hold onto this for a little bit if you can. It's a nice, HUGE house, the only problem is that it's in Magna. Magna isn't really a real estate hot bed right now, but the rental market is decent, and you could hold onto this until the market turns for you.
Strategy: You should be able to sell this property for a profit if you get the right market exposure. It would also be a decent place to live if you are looking for an HOA kind of community. My grandma might like this place...
Strategy: My brother actually pointed this house out to me. It would be a nice house in T-Ville if you could get it for 135-139k. It was listed (and was put under contract) at 165k. Fix/Flip this bad boy, or rent it out if you don't want to live in it.

One HUD Home Basic Everyone Should Know About
I got an email from a reader recently who asked how they could find out whether or not their Realtor put an offer on a HUD home for them. In Utah, Arizona, Colorado, Michigan, Montana, Nevada, and Wyoming, real estate agents put bids on homes through Michaelson, Connor and Boul's website. If you want information about bid history, statistics, results, and new listings, you can access the info on their website www.mcbreo.com .

The internet is full of teaser websites claiming to have info on HUDs, but this is truly the only reliable source for HUD homes in our area. Have a look at the site and tinker around a little bit. If you have any questions let me know.
Speaking of HUD Homes, there has been an increase in the amount of homes that have hit the market, which means it could be a good time to pick one up since you won't be competing with a tons of people for only one property. While there was only one new listing, there have been a couple of deals throughout the state that I think I will mention in my next post.
