Sorry for taking so long in actually posting something worthwhile. I've been really busy tying up some of my own deals, and also hooking up some clients of mine with some deals of their own. Here's the most recent deal we've set up:

A client of mine was happy when I told him the property he was buying appraised at $32,000 more than he was buying it for. It gives him the nice option to move into the house, or put it back ont he market and look for something else, with the ability to put 30k down on his next house.
